Website Terms

These terms apply to the FK Estate Realty marketing website and FK Client Concierge. They should be reviewed with the responsible broker and counsel before a real-client pilot begins.
Website, account, and workspace access
The website provides general information and the Concierge provides an organized workspace for invited clients. You are responsible for accurate information, protecting your credentials, using only your own account, and promptly reporting suspected unauthorized access. Workspace access may be limited, suspended, or archived to protect the transaction or service.
No agency relationship from website use
Using the website, creating an account, or sending a message does not by itself create a broker-client, agency, fiduciary, or other professional relationship. Real estate representation is governed by applicable written agreements.
Information, scoring, and human review
Concierge information may include third-party data, estimates, assumptions, client-defined criteria, and organized comparisons. Property scores are prioritization aids, not appraisals or recommendations, and missing information reduces score coverage. Hard-requirement warnings do not silently exclude properties. Jove remains responsible for verification, advice, and negotiation strategy.
Dates, tasks, and possible missed commitments
The Concierge does not automatically calculate contractual or legal deadlines. Jove must enter or approve actual critical dates. Reminders are conveniences and may be delayed or unavailable; clients remain responsible for obligations under their agreements. An overdue item labeled possible missed commitment—Jove review required is not a declaration of contractual default.
Shared and advisor-only records
A workspace may include multiple invited household members. Shared records and comments are visible to those members, while advisor-only strategy notes and unpublished issues are restricted to Jove. Each member must have authority to participate and must not disclose another person's confidential information without permission.
Documents and external systems
The MVP stores categorized HTTPS links rather than uploaded transaction files. The authoritative version of a contract, disclosure, report, instruction, or other document remains in the original transaction, brokerage, escrow, lender, or third-party system. The Concierge is not an electronic-signature or document-retention system.
Availability and results
Listings, off-market opportunities, programs, providers, and Concierge capabilities may depend on availability, eligibility, source access, property, and transaction circumstances. No particular property, negotiation result, sales price, savings, or transaction outcome is guaranteed.
Third-party services and links
External links and independent-provider introductions are resources only. FK Estate Realty does not control third-party services and does not guarantee their availability, licensing, insurance, content, security, pricing, or performance. Clients should evaluate and contract with providers directly.
Professional and emergency limitations
Concierge content is not legal, tax, financial, appraisal, engineering, inspection, insurance, lending, or other specialized professional advice. The service is not an emergency communication channel. Contact the appropriate professional or emergency service when immediate action is needed.
Changes and questions
The website and these terms may change as the Concierge service develops. Continued use after an update is subject to the revised terms shown on this page.
