Which terms besides price materially change risk, timing, certainty, or net proceeds?
Transaction intelligence · Execution
Make the signed terms, responsibilities, and timing visible from offer to handoff.
Price is only one contract term. Deposits, financing, contingencies, credits, possession, responsibilities, notices, escrow, title, and closing logistics form a connected system in which missed assumptions can become expensive.
Questions worth examining
Start with the questions that could change the decision.
Who is responsible for each known task, document, approval, and deadline?
What must happen before a contingency, credit, repair, possession, or closing decision is made?
How will payment instructions and last-minute changes be independently verified?
01
Representation and offer structure
Agency, buyer-representation agreements, broker compensation, price, deposit, financing, contingencies, credits, allocation of costs, closing, and possession should be understood as a whole.
- Clarify who represents whom and the agreements governing that relationship.
- Compare offer terms side by side rather than ranking offers on price alone.
- Discuss tradeoffs before signing because the executed documents control.
02
Deadlines, contingencies, and decisions
Deposit delivery, disclosures, inspections, appraisal, financing, title review, contingency actions, and notices may run on different timelines. A third party's delay does not necessarily extend the contract.
- Track the source document, responsible party, dependency, and current status for each critical date.
- Flag possible missed commitments for Jove's review rather than declaring a party in default.
- Document decisions and obtain appropriate advice before notices or contingency actions.
04
Repairs, possession, and safe closing
Repair documentation, final walkthrough, keys, move-out, rent-back or possession terms, utilities, insurance, and funds all require coordination. Wire instructions deserve independent verification using trusted contact information.
- Confirm agreed work and available documentation before the final walkthrough.
- Coordinate insurance and possession so responsibility is not assumed incorrectly.
- Treat changed or urgent wire instructions as a fraud warning and verify them independently.

Useful answers, with room for property-specific review.
Is the highest-price offer always the strongest offer?
No. Deposit, financing, contingencies, credits, closing, possession, buyer readiness, and other terms may affect certainty, timing, risk, and net proceeds. The seller should evaluate the complete structure.
Does a missed task automatically mean a party is in default?
Not necessarily. The signed documents, notices, timing, facts, and applicable law must be reviewed. The system can flag a possible missed commitment, but Jove and, when appropriate, legal counsel should evaluate its significance.
