Approval is a sequence

Prequalification, preapproval, conditional approval, and clear-to-close are different stages. Changes to credit, employment, assets, debt, or documentation can affect the file during escrow.

  • Record outstanding borrower and property conditions rather than relying on a single approval label.
  • Confirm how funds, gifts, reserves, and large deposits must be documented.
  • Keep the lender informed before material financial changes.

Appraisal is not inspection

An appraisal supports a lender's collateral analysis; a property inspection serves a different purpose. Either process may raise questions, but neither substitutes for the other.

  • Track appraisal ordering, access, completion, review, and any reconsideration process.
  • Keep property-condition investigation on its own timeline.
  • Discuss appraisal-gap and contingency decisions before they become urgent.

The property must also qualify

Condition, insurability, occupancy, project characteristics, and title matters can affect available financing. Condominium projects and nonstandard properties may require additional review.

  • Raise condo project, insurance, habitability, permit, and occupancy questions early.
  • Identify solar leases, power-purchase agreements, PACE assessments, or other obligations that may affect approval.
  • Coordinate repairs or lender requirements without assuming acceptance.

Loan terms and contract timing

Credits, concessions, rate locks, loan estimates, and closing disclosures operate within lender rules and a separate purchase contract. A lender delay does not automatically change a contractual deadline.

  • Confirm lender limits before relying on a credit or concession.
  • Track rate-lock expiration and extension decisions.
  • Coordinate notices or contract changes through the real estate professionals rather than assuming financing controls the contract.
